    We start with a detailed valuation built on the most recent comparable sales in your specific community — Driftwood, Dripping Springs, Belterra, Highpointe, Rough Hollow, Lake Travis and beyond — layered with the active and pending competition you'll actually be sitting next to on launch day.

    From there we model two or three pricing scenarios, walk you through the trade-offs of each (days on market, buyer pool, appraisal risk, negotiation leverage), and land on a number that's positioned to attract the right buyer in the first 14 days — when 80% of your eventual showing traffic happens.

    Before a single photograph is taken, we walk the home together with a trained eye and a written punch list — what to repair, what to refresh, what to leave alone. Many of the items are small. All of them matter.

    We coordinate vetted local trades — painters, handymen, landscapers, window cleaners, deep cleaners — and manage the calendar so you're not chasing vendors. The goal: a home that feels considered, calm, and move-in ready the moment a buyer crosses the threshold.

    Every Nook listing receives professional architectural photography, twilight imagery when the home earns it, drone and aerial work for acreage and view properties, a Matterport 3D walkthrough, custom floor plans, and — on select properties — cinematic video.

    The visuals are paired with copywriting that tells the story of the home and the life it makes possible. Then it's all packaged into a branded property site, print collateral, and a digital footprint built to reach the buyer wherever they're already looking.

    Launch Strategy

    A coordinated rollout designed to create momentum from day one.

    We don't just "put it in the MLS." We orchestrate a launch — coming-soon teasers to our sphere and agent network, a coordinated social rollout across Instagram, Facebook, and YouTube, targeted paid campaigns to qualified buyers in Austin, Houston, Dallas, and out-of-state relocation markets, and a brokerage-wide email push the morning we go live.

    Open houses (broker and public) are staffed by our team — not a stranger — and every showing is followed up with personally for written feedback.

Then we build a counter strategy designed to maximize your net — not just your headline number.
